How We Serve Clients in Auburn

Accessory dwelling unit construction fits homeowners who want to turn underused space into a separate living area. The job may involve a basement, an addition, or another part of the home that needs a new layout and coordinated services.

The key decision is utility readiness. A sewer connection, electrical service, water supply, HVAC system, and internet wiring must fit the proposed rooms. We assess the planned use, develop a clear scope, and manage design, material choices, construction, and final finishing.

This page focuses on utility planning for an accessory dwelling unit, not a general kitchen or bathroom update. If the space cannot support the needed utilities or access, a different remodeling plan may fit better.

  • Confirm the proposed living area and its relationship to the main home.
  • Review sewer, water, electrical, heating, cooling, and internet needs.
  • Set the construction scope before material selections are finalized.
  • Coordinate permitting and code questions through the project plan.
  • Plan final finishes around daily use, storage, and comfort.

Service Overview

Accessory dwelling unit construction is a home building service that creates a separate living space with coordinated utilities and finished rooms.

  • This work differs from a room remodel because the unit needs its own utility planning, access, and living functions.
  • We provide this service in Auburn and nearby Eastside communities, including Bellevue, Kirkland, Redmond, Mercer Island, and Issaquah.
Process

How we build the utility plan and living space

2

Review utility routes and connections

3

Set the construction scope

We define the work, materials, project responsibilities, and final details before construction begins.

How we approach utility-LED accessory unit work

Utility scope before finish choices

We review the utility needs before final finishes are chosen, so the room plan guides the work. This service is the wrong fit when you only need a cosmetic refresh with no separate living function.

One plan for connected work

Electrical, water, HVAC, internet, and sewer needs affect one another. We keep those decisions in the same project plan instead of treating each room as an isolated update.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Leaving a long overdue review. Linda helped us remodel our bathroom and kitchen last year. We also did some flooring improvements, and some electrical and plumbing work along the way. The pricing was very reasonable, and we appreciated that Linda was always conscious of our budget, when we made adjustments to our plan. The work was delivered very quickly on promised timelines. She had some really good suggestions around the choice of flooring, which we are thankful for (especially looking back after a year). Also appreciate her sense of style.. it helped us make the right choices for countertops, tiles and fixtures. It all looks great, our guests often comment on how beautiful our kitchen looks. Thank you!

Questions about building an accessory living unit

What utilities does an accessory dwelling unit need for Accessory Dwelling Unit Construction?

Sewer connection, water supply, electrical service, HVAC, and internet wiring cover the main utility needs.

The sewer connection gets special attention because replacement creates a different scope from adjustment. We review each service against the floor plan, intended occupants, fixtures, appliances, and comfort needs. HomeRemodelBellevue.link then explains the work in the quote and manages the related construction.

How does a sewer connection change the project?

A sewer connection replacement creates more construction work than an adjustment to an existing route.

The connection point and path affect planning, access, and the work included in the quote. We review the available route before finalizing the unit layout. That step helps separate utility work from finish work and keeps the project scope clear.

Which part of the property decides the utility scope?

The proposed unit location and its distance from existing services guide the utility scope.

  • The room layout sets fixture and outlet needs.
  • The existing service paths affect connection planning.
  • The intended use guides heating, cooling, and internet needs.

We use those details to shape the construction plan and explain the choices before materials are selected.

When should I request a quote for an accessory unit?

Request a quote before final material choices when the unit needs new or changed utilities.

Early planning lets us review the room use, utility routes, access, and construction details together. You can share the space, desired rooms, and design direction during the first discussion. Free estimates are available for planning the next step.

Why might an accessory unit be the wrong remodeling job?

An accessory unit may be the wrong fit when the space only needs cosmetic updates.

A separate living area requires utility planning, access, room coordination, and construction management. A kitchen, bathroom, or room upgrade may fit better when no independent living function is planned. We discuss the intended use before setting the work scope.

What materials should I choose before construction starts?

Choose materials after the room layout and utility needs are clear.

Flooring, cabinets, fixtures, lighting, and finishes all depend on how the unit will be used. We help develop design concepts and select materials after the main construction decisions are set. That order gives you a clearer basis for comparing finish options.
