Accessory dwelling unit construction for Boulevard Park homeowners

Accessory dwelling unit construction serves homeowners who need more usable space without moving from their current property. The buyer's main decision is which construction method fits the layout, access, design, and intended use.

Prefab modules, stick framing, concrete slabs, metal roofing, and fiber cement siding each affect planning in different ways. We discuss those choices during design and scoping, then coordinate the work through completion.

This page focuses on selecting a suitable build approach. It does not promise that every method fits every property, so the property layout and project goals guide the quote.

  • Confirm how the added unit will be used.
  • Review the proposed layout and access path.
  • Compare prefab modules with stick framing.
  • Plan the concrete slab, roof, siding, and interior finishes.
  • Set the construction scope before requesting a quote.

Service Overview

Accessory Dwelling Unit Construction is a home building service that creates a separate living space connected to or set apart from a main home.

  • It differs from a room addition because the plan must support an accessory unit's own living arrangement, not just expand one existing room.
  • We provide this work for homeowners in Boulevard Park and nearby Eastside communities.

What this added living space changes

A planned unit gives the household more usable space for its stated purpose.

Material choices can align the new space with the home's design and daily use.

A managed scope helps the owner understand which work belongs in the build.

Thoughtful layouts support comfort, storage, movement, and long-term use.

The project can address an underused part of the property through a single coordinated plan.

Process

How we plan and build the added unit

1

Define the unit's purpose

We discuss who will use the space and what the layout must support.

2

Review the property layout

We check the proposed placement, access path, connection to the main home, and construction needs.

3

Choose the build method

We compare prefab modules and stick framing with the layout, materials, and work conditions.

4

Set the construction scope

We document the planned structure, concrete slab, roof, siding, interior work, and finishing details.

5

Manage construction and finishes

We coordinate the work and complete the final details described in the agreed project scope.

What to weigh before choosing a build method

Match the method to access

Access affects how materials reach the work area and how the build is organized. We review that fit before the scope is set.

Plan the whole envelope

The concrete slab, wall system, metal roofing, and fiber cement siding work together as one building plan. We coordinate these choices with the layout and finish goals.

Know when this service fits

This service fits a planned added living space. It is the wrong job when the need is only a small interior repair or a single-room refresh.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Leaving a long overdue review. Linda helped us remodel our bathroom and kitchen last year. We also did some flooring improvements, and some electrical and plumbing work along the way. The pricing was very reasonable, and we appreciated that Linda was always conscious of our budget, when we made adjustments to our plan. The work was delivered very quickly on promised timelines. She had some really good suggestions around the choice of flooring, which we are thankful for (especially looking back after a year). Also appreciate her sense of style.. it helped us make the right choices for countertops, tiles and fixtures. It all looks great, our guests often comment on how beautiful our kitchen looks. Thank you!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Questions homeowners ask about building an added dwelling

For Accessory Dwelling Unit Construction, which construction method suits an accessory dwelling unit?

Prefab modules suit some layouts, while stick framing suits others, so the property and design decide the fit. We compare the method with access, the planned footprint, materials, and intended use. Concrete slabs, metal roofing, and fiber cement siding also shape the construction plan. HomeRemodelBellevue.link explains these choices before setting the project scope.

How does the property layout affect the build plan?

The property layout affects placement, access, foundation planning, and the relationship between the added unit and main home. We review the proposed footprint and construction path before choosing materials or setting the scope. A tight or complex layout can change the work sequence, so the assessment should happen before the design is finalized.

What changes the price of this type of construction?

The unit's size, layout, foundation, construction method, finishes, access, and connection to the home change the price. We include those details in the project scope before preparing a quote. Free estimates are available, and the final amount comes from the work selected for the property rather than a fixed package.

When should I request a quote for an added dwelling?

Request a quote after you know the unit's intended use and have a basic idea of its layout. Early planning helps us compare construction methods and identify the materials needed for the structure and finishes. Bring any sketches, measurements, photos, or design ideas you already have so the discussion starts with useful project details.

Why might stick framing fit better than a prefab module?

Stick framing may fit better when the design needs more on-site adjustment or a layout that does not suit a prepared module. We compare both methods with access, the footprint, the roof plan, and finish choices. The right choice comes from the property's needs and the unit's purpose, not from a general claim that one method always works best.

What should I prepare before discussing this project?

A homeowner should prepare the intended use, rough layout, available measurements, photos, and material preferences. Those details help us discuss access, foundation work, siding, roofing, and interior finishes. We then organize the information into a clearer construction scope and explain the next steps for requesting a quote.
